Does a sauna raise villa revenue in Bali? A rental owner's numbers

A sauna and cold plunge set on a Bali rental villa typically costs IDR 105–210 million (approx. USD 6,400–12,700) installed and runs at IDR 500,000–1,200,000 a month. Whether it pays back depends on three levers: appearing in amenity filters, a modest nightly-rate premium, and the review effect. Here is how to run the numbers for your own villa.
Why does a sauna matter more in Bali now than in 2019?
Because supply changed. Villa numbers across Canggu, Pererenan, Uluwatu and Ubud have grown fast since 2022; one rental portal alone lists well over a thousand villas, and every one of them has a pool, fast wi-fi and a daily clean. When the baseline is identical, guests sort by the few amenities that are not: booking platforms let a guest tick ‘sauna’ and see only those villas, and Bali and Ubud both have dedicated filtered listing pages for it. A villa with a sauna is competing in a short list; a villa without one is competing in the long list. That is the first lever, and it is binary: you are either in the filtered results or not.
What can a sauna and plunge add to the nightly rate?
Be careful with anyone who quotes a percentage. Rates in Canggu, Bingin and Ubud vary more by season, bedroom count and photography than by any single amenity, and no reliable Bali-wide figure exists. What owners we work with actually do is simpler: they price the villa a modest step above the comparable villas on the same street and watch whether occupancy holds. A working assumption we suggest they test is USD 15–40 a night on a two- or three-bedroom villa. If occupancy holds, the amenity is earning the premium; if it falls, they trim the premium and keep the filter advantage. The second effect is quieter and usually bigger over time: guests mention the sauna and plunge in reviews, review scores drift up, and platform ranking follows the score.
What does a home sauna and ice bath set cost in Bali?
Before any revenue arithmetic, fix the cost side. Sauna prices in Bali move with wood grade, heater size, glass and access rather than with square metres, so we quote per set rather than per square metre. Zone changes the sensible choice more than budget does. In Pererenan and Cemagi, where plots are wide and the rice field is the photograph, the outdoor cabin with a plunge beside it earns its premium. In Umalas and Kerobokan, where compounds sit on 2,200–5,500 VA and lanes are narrow, an infrared cabin plus a plunge usually beats a heater the meter cannot carry. On the Bukit above Bingin the same logic applies with a bigger chiller, because sunset decks are hot. In Ubud, where nights fall to 22 °C and guests already expect wellness, a full dry sauna is what the listing wants. Sanur family villas, often owner-occupied part of the year, tend to buy the cedar cabin and keep it.
How do the numbers work for a typical Canggu villa?
Take a three-bedroom rental villa in Pererenan. Suppose it books 200 nights a year at an average USD 220. A four-person cedar sauna at IDR 60–120 million plus a plunge with a ½ HP chiller at IDR 45–90 million comes to IDR 105–210 million, call it USD 6,400–12,700. Running cost is IDR 500,000–1,200,000 a month, roughly USD 360–870 a year, plus a water change every month or so and a yearly inspection.

Neither column is a forecast; they bracket the realistic outcomes. The middle of that range, a premium of USD 25 and ten extra nights, gives a payback of roughly 18 months on a mid-priced set, which is why villa managers in Canggu and Uluwatu now treat the sauna and plunge the way they treated fast wi-fi a few years ago.
When should the build happen, and how many nights does it cost you?
The revenue question has a calendar attached to it. Almost everything we do happens in our workshop, which is the point: the villa is only occupied by our crew for the assembly and the wiring, not for the four weeks of joinery.
- Weeks 0–1. Free survey, visual, itemised quote. Nothing touches the villa. If a PLN upgrade to 7,700 or 11,000 VA is needed, the owner files it now, because that application is the long pole.
- Weeks 1–3. Workshop fabrication of panels, benches and the plunge tub; the heater and chiller are ordered, and anything coming from Java arrives by truck and ferry in 4–6 days.
- Weeks 3–5. Delivery and assembly. An indoor cabin takes 2–4 weeks on site with the electrics; a roofed outdoor cabin takes 1–2 weeks; a plunge takes 1–2 weeks and can run in parallel.
- Final day. Test heating, plunge pull-down to target, ELCB test, handover with the care card and the 2-year structural warranty.
Owners who rent through a manager usually block the villa for the assembly window only, and schedule it into the quieter stretch that follows the January–February wet season, so the amenity is live and photographed before the July peak. If the deck has to be opened for drainage, block a few extra days. The Pererenan rice-field villa project ran exactly this way: three weeks of fabrication, two weeks on site, listing updated the same week.
What makes the numbers fail?
- A cabin that looks tired after one wet season. Mould behind the cladding, rust on the heater guard and a cloudy plunge undo the review effect quickly; the build-up in our salt air and mould guide is the fix.
- A plunge without a chiller. Guests expect 5–12 °C; a tub at 24 °C generates the opposite review.
- Power that trips. A 6 kW heater on a 5,500 VA meter cuts the villa's air-conditioning at 19:00. Do the PLN upgrade to 7,700–11,000 VA, or choose infrared.
- No routine. A villa manager needs a one-page checklist: dry-out heating weekly, water change monthly, condenser rinse monthly on the coast.
- Photography. The sauna needs to be in the first five listing photos, with the glass wall and the view, or the filter is the only thing working for you.
What does the villa manager have to do each month?
The routine is short, and it is the difference between an amenity that earns for ten years and one that earns for two. We laminate it and hang it inside the plant cupboard.
- Weekly, ten minutes. Run the heater for ten minutes with the cabin empty, then leave the door open; this dries the cladding from the inside during quiet weeks. Rinse the plunge's cartridge filter.
- Monthly. Change the plunge water, or every three to six weeks if ozone or UV is fitted and the villa is a single household. Rinse the chiller's condenser fins, which on the Berawa and Sanur beachfronts is not optional.
- Quarterly. Check the heater stones, discard any that have cracked, inspect the door glass and hinges, and confirm the ELCB still trips when tested.
- Yearly. One service visit: heater elements, chiller gas and airflow, tub liner, the base of an outdoor cabin against termites.
Budget IDR 500,000–1,200,000 a month for the pair in electricity, water for a change every few weeks, and roughly an hour of staff time a week. Compare that against the price of a single sauna-motivated booking night and the maintenance argument answers itself. Owners in Canggu and Pererenan on management contracts usually fold this sheet into the housekeeping schedule and never think about it again; we hold the spare parts on the island so a failed element is a two-hour visit, not a shipping saga.

Is a sauna worth it for a long-term rental villa?
It is a differentiator in long-term listings too, especially in Canggu and Uluwatu where tenants compare dozens of similar villas, but the premium is smaller and harder to isolate. Most long-term owners choose a two-person cabin or infrared to keep the cost at IDR 30–70 million.
Sauna or plunge first, if the budget only covers one?
Sauna. It is the amenity the platforms filter on and the one guests photograph. A plunge with a chiller at IDR 45–90 million is the natural second phase and shares the deck and drainage.
Does a sauna change the villa's insurance or licensing?
For a private villa amenity we have not seen it, but a commercial studio is different and needs its own permits. Ask your villa manager and, for commercial use, a licensing consultant; we are builders, not lawyers.
Do guests actually use a sauna in a 30 °C climate?
More than owners expect, and mostly after dark or after surf. Evening air in Canggu drops to 26 °C and Ubud to 22 °C, and the plunge does the daytime work. The pattern we hear from managers is cold in the morning, hot at night, which is why the two are sold as a set rather than as alternatives.
How do I phase the spend if the budget is tight this season?
Build the cabin first and pre-install the plunge's drainage, chiller pad and dedicated circuit while the deck is open. Adding the tub later then costs the tub and chiller only, and nothing is demolished twice. This is the sequence we quote for most two-phase villas.
