Established villas, hotels and lanes in Seminyak and Umalas

Unlike Canggu, most of Seminyak and Kerobokan was built before the current villa boom, and the properties show it in the best way: mature gardens, solid walls, proper drainage, and owners who have run them as rentals for a decade. The typical brief is a retrofit rather than a new build. A pool house in Umalas becomes a four-person sauna. A dead bathroom in a Petitenget villa becomes a 2×2 m steam room, sharing the drain. A boutique hotel on the Oberoi strip renovates a spa steam room whose membrane failed years ago. Yields are lower than on the coast, so owners here are more careful about the payback, and the villa revenue guide was written largely from conversations in this zone.

Access is the defining constraint. The lanes, the gangs of Umalas and Kerobokan, are 2–3 m wide, dead-end and full of parked scooters; a truck cannot enter and a pickup often cannot turn. Everything we deliver is therefore sized for a two-person carry through a standard gate, including the chiller and the steam generator, and delivery is scheduled before 08:00 when the lanes are clear.

Old meters, humidity and retrofits in Kerobokan and Seminyak

Power is the second constraint. Villas from the 2000s in Seminyak, Kerobokan and Umalas commonly sit on 2,200–5,500 VA, sometimes shared across a compound. A 6–9 kW sauna heater or steam generator needs 7,700–11,000 VA, which is the owner's application and cost with PLN, and in leased villas it is sometimes refused by the landowner. In that case the infrared cabin at 1.7–2.4 kW or a two-person 3.6 kW cabin goes in, and a cold plunge on its ½–1 HP chiller runs on the existing supply without an upgrade at all. Humidity is the island's 80–90 % and, being 1–3 km from the beach, salt air is lighter than in Berawa but still present; stainless fixings remain standard.

Retrofits into existing rooms bring two things new builds do not: the need to protect the neighbouring rooms from heat and steam, which we handle with a foil barrier on the shared wall and a mechanical exhaust, and the chance to reuse an existing drain and water feed, which keeps a steam room retrofit at the lower end of the IDR 50–100 million range.
